Why was Solid Wood Homes formed?
Solid Wood Homes was formed to meet the present and growing need for
affordable housing. Housing expenses, including mortgage payments,
property taxes, insurance, utilities and maintenance has grown at a much
faster pace than income levels. Among homeowners, housing expenses
increased 66% over the last decade while income levels only grew by 36%.
With Solid Wood Homes, we now are able to offer a high quality home for
a bargain price to meet the needs of the affordable housing market.
What materials are included in a Solid Wood Home?
Pre-assembled solid wood wall sections:
Pre-assembled solid wood wall sections in varying lengths,
constructed from 6x8 southern yellow pine timbers.
These wall
sections are complete and ready for placement. Wall sections
are caulked on the interior and
exterior with stain included for later application if not primed at the
plant.
Energy efficient windows and exterior doors.
Custom connecting splines, hardware, and trimwork is provided
for completion on-site.
Roof system w/trusses
Pre-engineered roof trusses, with scissor trusses over Great
Room.
Roof sheathing and 30 lbs. roofing paper
Floor system (included with
crawl space package only)
2x8 pressure-treated sill plate
2x10 joists, girders, sills, and blocking – 16” on center
Premium, engineered ¾” structural panels for subflooring with a
50-year manufacturer’s warranty
Premium quality construction adhesive
2x6 pressure treated framing and decking for covered porch area
Interior wall materials
2x4 studs and plates for interior walls
How is a Solid Wood Home delivered?
We have contracted with carriers to deliver and unload the homes. The
wall panels are specially crated for shipping and for safety when on the
ground. Delivery fees are set by geographic zones and based on current
market rates for mileage. Most homes can be shipped on two trucks:
however, if a smaller home built on a slab only requires one truck, the
additional money collected when tendered will be refunded to the
customer. All trusses are drop-shipped separately.
Can I make changes to the plans?
Solid Wood Home plans are “off the shelf” plans and no customazation
services are provided. Changes are not allowed unless requested in a
volume purchase. Customers may, if desired, work with their builder to
make interior floor plan changes, however, plans will not be re-designed
for engineering if required.
What types of homes and floor plans are available through Solid Wood
Homes?
Currently there are 15 home plans available through Solid Wood Homes.
Those homes are in five different square footage categories. :
The homes vary with some two, three, and four bedroom floor plans. Each
home has scissor trusses standard over the Great Room/Kitchen areas,
which give it a more open feel.
What Solid Wood timber profiles are available in Solid Wood Homes?
All of our plans are available in either a lap-sided look, which may be
more appropriate for urban areas and neighborhoods, or a traditional (D)
log style. The wall sections are caulked on the interior and exterior
with stain included for later application. For lap-sided homes, walls
are pre-primed and ready for paint when construction is completed. Paint
is not provided in our package.
Who will build my home?
Anyone with a contractor’s license can build these homes. A document is
provided to the builder with instructions on how to set the walls and
the necessary tools needed. A small boom truck is used to set the walls
and the complete wall system can be completed in approx 3-4 hours. All
other areas for the home to be constructed are conventional and utilize
standard building practices and local codes. Builders are welcome to
contact Mason Holley or Davies Merry at Solid Wood Homes with questions.
Also, one available option is to have your home completed by a
contractor through the dry-in phase only. This will allow homeowners to
find local subcontractors to finish the home or possibly complete some
of the work themselves to save money.
How long will it take to build my home?
Since the walls arrive at the building site pre-constructed, much
valuable time is saved in the building process. Once the foundation is
in place, our homes can be dried in only 2-3 days. In most cases, with
dedicated crews and favorable weather, you can be in your home in 45-60
days or less.
Do you offer financing for my home?
Solid Wood Homes will work with the lender of your choice for financing
your new home. This flexibility enables you to obtain the best finance
option available to you and take advantage of special affordable housing
programs in the market today.
However, if you have not chosen your lender, Solid Wood Homes has
partnered with Homeowners Mortgage to provide financing options.
Homeowners works closely with Solid Wood Homes to make the home buying
experience simple and easy.
Our partnership with Homeowners Mortgage offers a single, seamless
source for financing your new home. HME offers a variety of programs and
can work with you on FHA, USDA, VA and conventional mortgages. HME also
offers a one time close for land, construction loan and permanent loan.
The process is easy. You can apply on-line or over the phone to save
time and avoid delays.
Can I build my home on a basement or on pilings?
Yes. Solid Wood Homes can be built on any foundation type. When
purchased for a slab, the floor system is not included in the package
and priced accordingly. All other types will include the floor system
and can be built on a crawl space, basement or on pilings in coastal or
wetland areas.
Do I have to own land to build my house?
Yes, we provide a package to be built on your land. However, we can help
you find land, and our mortgage partners can help with financing of the
land and your home in one closing. If you already own your land free and
clear, our mortgage partners do offer a program with “no money down”
when you sign a contract with us.
How is a Solid Wood Home different than a Southland Log Home?
A Solid Wood Home is basically the same high quality package as a
traditional Southland Log Home. The major differences are that the Solid
Wood Homes are pre-stacked, panelized walls that are complete and ready
for placement on the building site. The wall panels come in varying
lengths and are constructed from 6x8 southern yellow pine logs.
All home plans are standard and no changes will be made. Solid Wood
Homes are “off the shelf” packages which allow them to be offered at a
very affordable price. Dry-in can be completed in two to three days.
Affordable package prices, pre-stacked walls and short building cycle
keep the total project cost low.
All Solid Wood Home packages included high wind materials. These homes
come in lap-sided a profile perfect for any urban setting or traditional
log profiles. Shingles and pine flooring are not included as they are
with traditional Southland Log Homes.
Do Southland Log Home promotions apply to Solid Wood Homes?
No, Solid Wood Homes is a separate division of Southland Log Homes and
are not included in any promotions, discounts, rebates, or reduced down
payments options.
